American Tower Senior Director, Property Management in Woburn, Massachusetts

The Team

We are seeking a Senior Director, Real Estate Management to join American Tower’s U.S. Tower division’s Property Management organization. This organization maximizes and protects the value of the real estate portfolio, owns and streamlines relations with property owners, and ensures all properties operate smoothly. As the Senior Director, you will own and oversee all end-to-end management of property-related matters. You will lead the issue resolution for all property-related matters, oversee all property-related transactions, and oversee relationship management for all owners across the portfolio.

What You Need to Succeed

  • Bachelor’s degree with a concentration in Real Estate, Finance, Business Administration, or a related field required.

  • MBA preferred.

  • A minimum of 12 years of property management experience required.

  • Experience leading teams required.

  • Strong analytical skills and an ability to synthesize complex data and information.

  • Approximately 10% travel may be required to support the job’s responsibilities.

  • Strong organization, planning, and project management skills; ability to prioritize tasks for yourself and a team to meet requirements and deadlines.

  • Ability to work with different functional groups and levels of employees to effectively and professionally achieve results.

  • Strong leadership skills; ability to drive and motivate a team to achieve results.

What You Can Offer Us

  • Oversee the day-to-day operations of assigned properties, including issue resolution, maintenance, budgeting, and owner relationships.

  • Oversee property management teams responsible for providing end to end owner support for all property-related matters, acting as a single point of contact for issue resolution for both external owners and internal teams.

  • Provide best=in-class customer support for all individual and portfolio property owners.

  • Identify opportunities and execute changes to enhance owner interactions, reduce cycle times, improve quality, increase self-service, reduce inbound requests, and otherwise drive efficiencies.

  • Coordinate activities among teams where multiple actions are occurring simultaneously with a single property owner.

  • Drive consistency of communications with owners and act as the vehicle for dissemination of owner outreach or marketing programs.

  • Manage property management functions for relocation, redevelopment, and termination projects; escalate to negotiation teams as needed. Oversee financial transactions and monitor the financial standing of properties.

  • Implement lease optimization strategies as guided by Real Estate Planning team.

  • Ensure compliance with property tax obligations and manage risks such as condemnation.

  • Develop and oversee a consistent approach to property owner matters, including preparation and delivery of revenue share reports, processing of invoices, and facilitation of ownership changes.

  • Manage disputes and provide consultation on property-related litigations; lead the resolution of collections issues through project management.

  • Coordinate with Operations teams to ensure standard care activities meet property needs.

  • Capture and maintain property access, contacts, and relevant data.

  • Produce and provide 360-degree view of existing properties to internal stakeholders.

  • As the Senior Director, you are responsible for the recruitment, performance management, and career development of organization leaders and members. You are expected to cultivate a collaborative team dynamic that enables the company to meet business objectives.

  • Other duties as assigned.
