Eversource Energy Supervisor, Commercial Real Estate (Hybrid) in Westwood, Massachusetts
Our Team:
We have an exciting opportunity to join our Corporate Real Estate Team. In this critical role, the Supervisor will lead a team responsible for securing all property rights necessary to support all company projects and initiatives including all acquisitions, dispositions, leasing and licensing of real estate assets and property rights, as well as providing day-to-day real estate management to ensure the real estate needs of the Company are met. Extensive acquisition/disposition experience in the Massachusetts market strongly preferred.
In addition, the Supervisor coordinates the internal and external real estate resources required to support the business unit’s operation to assure public safety, reliability and maintain property rights.
The role is based in Westwood, MA.
Essential Functions:
- Experience leading a diverse team of real estate professionals coordinating all aspects of the acquisition and disposition of all corporate real estate assets including, all negotiations, coordination with various internal departments (i.e. Legal, Operations, Environmental, etc.) and external resources (i.e. engineers, consultants, surveyors, title companies, brokers, attorneys, etc.) to help effectuate due diligence activities for each transaction as well as coordinating the internal approval processes in order to meet the changing operational needs of the Company.
- Actively participate in various project meetings for multiple high visibility large scale projects. Often times leading the Real Estate portion of the project and or managing an internal Real Estate rep and or an outside Real Estate contractor. Uses sound judgement when determining level of Real Estate resources needed to accommodate each project.
- Negotiates drafts and administers key legal agreements including, purchase/sale agreements, land options and related real estate contracts for the acquisition, disposition and leasing of real estate property rights associated with electric and gas utility needs.
- Supervise commercial real estate leasing activities for office/industrial properties and land to support company business and/or generate revenues.
- Strong ability to prioritize work and manage multiple tasks at one time. Must possess strong written, organizational and communication skills. Excellent record keeping and file organization skills a must.
- Supervise and or perform closing activities on transactions, including but not limited to drafting of closing documents, coordination of legal review and signing of closing documents, notarization, creation and/or review of settlement statements, wiring funds for closing, post-closing payments and reporting. Manage and solve closing and financial issues as they arise in order to meet contractual obligations.
- Supervise and coordinate all real estate accounting/finance related issues and inquiries, including obtaining necessary approvals internally. This includes initiation of wire transfers for closings, financial reporting, analysis of book cost vs. purchase price to determine transaction gains/losses, reporting on
- acquisitions for bond issuances, drafting and management of mortgage release documents to remove a property from under the mortgage indenture for sales.
- Provides real estate information and knowledge to real estate management, and internal organizations (Legal, Accounting, Regulatory, Community Relations etc.…), as well as external customers and real estate professionals, in supporting the accomplishment of complex transactions and special assignments.
- Coordinates the real estate resources required to support the business unit’s operation and requests. Requires working closely with internal Eversource disciplines (i.e. Facilities, Environmental, Engineering, System Planning etc…) to ensure delivery of real estate services to end-users.
- Supervise timely corporate reporting, compliance with real estate requirements and contract terms in order to ensure the avoidance of default conditions.
- Reports activities and progress on work assignments to management.
- Performs technical feasibility, financial and cost studies in preparation for obtaining property rights for specific projects and assigned service territories, and prepares recommendations and action plans for purchases and leases.
- Develops and fosters beneficial working relationships with key internal clients and external stakeholders including legal, accounting, regulatory, project teams, system planning, community relations etc.
- Develops and implements real estate business practices that are aligned with, and support, the Company’s strategy.
- Develops and implements the processes, policies, systems and practices required to support effective business practices.
- Monitors federal, state and local regulatory rules, regulations and requirements, and assesses their potential impact on real property rights and system operations and appraises management.
- Ensures real estate projects and initiatives are achieved through the development of project plans, scope of work, providing clear direction to staff and closely managing both internal and external resources.
- Identifies the need for and justifies hiring outside consultants.
- Assists with budget preparation, as well as the tracking, reporting and monitoring of department goals.

Technical Knowledge/Skills
- Extensive knowledge of property rights.
- Knowledge of basic company and utility accounting practices, policies and procedures.
- Requires knowledge of real estate techniques, procedures, principles and practices, transaction law, development and related environmental regulations. Strong ability to use system applications (e.g., Microsoft Office, Teams, Maximo, etc.) Ability to work effectively in team environment or individually as deemed necessary.Extensive knowledge in real estate techniques and procedures involving property acquisitions/dispositions, leasing, real estate management, and development.
- Ability to locate and interpret Registry and Municipal land records, survey plans and engineered plans.
- Knowledge of federal, state and local laws and regulations governing real estate activities, as may pertain to a regulated utility.
- The ability to understand, analyze and tackle legal and real estate issues.
- Familiarity with market data, cost, and income approaches for property valuation
- Ability to effectively lead, manage and develop a diverse workforce.
- Extensive resourcefulness to anticipate, define and direct solutions to complex and/or unusual business issues related to the business area.
- Extensive analytical skills including the ability to draw sound conclusions and act decisively

Education :
- Bachelor’s degree required in business administration, (finance-related discipline preferred), economics, real estate or related discipline is required, or equivalent experience.
Experience:
- Minimum of five (5) to ten (10) years related experience in negotiating and managing real estate and property management activities and/or related utility operations or equivalent experience.
Licenses & Certifications:
- Real Estate License, Project Management, MCR, Real Estate Surveyor License, Land Management Certifications, Engineer, Paralegal certificate a plus, notary public and related designations are a plus.
Working Conditions:
- This position is a professional staff position. While the position is assigned to the real estate office (hybrid work schedule), it requires off-site meetings and fieldwork to be conducted throughout its service territory. May require attendance at governmental and regulatory meetings during normal and after business hours.
- Our hybrid working model is first 90 days in office full-time – then hybrid.
- Must be available to work emergency restoration assignment as required.
- Must be available to travel anywhere within the company service territories as necessary.
- Work is performed primarily in an office environment which requires sitting, standing and general movement throughout the office area. Manages multiple projects in multiple locations at one time and will require off-site meetings and fieldwork to be conducted throughout its service territory, including attendance at governmental and regulatory meetings during normal and after business hours. Ability and willingness to travel required.
Compensation and Benefits:
