Under the general direction of the Director of Pharmacy Supply Chain, assigns and supervises BILH Pharmacy staff and contracted staff in the functions required to operate and maintain the integrity of the buildings and surrounding grounds of the facility.

Job Description:

DUTIES AND RESPONSIBILITIES

  • Oversees repairs and maintenance on a wide variety of complex building equipment and systems such as automatic controls, generating equipment, paging systems, fire alarm and detection systems, security systems, air handling equipment, boilers and HVAC units, and energy management systems

  • This includes but is not limited to all mechanical, electrical, HVAC, and plumbing systems that serve the facility occupants and maintain the aesthetic quality of the complex.

  • Oversees auxiliary operations for the building such as pest control, landscaping, snow and ice removal, and various other services.

  • Manages maintenance checks as required on electrical and mechanical equipment in accordance with preventative maintenance (PM) programs. Facilitates quality improvement efforts.

  • Oversees diversified duties or related work from blueprints, wiring diagrams, schematics, written and/or verbal instructions

  • Assists in leading skilled and unskilled trade personnel in operating and maintaining facilities on a day-to-day basis.

  • Direct and evaluate the performance of staff and contractors through periodic inspections and daily supervision. Ensure schedules are met and work is performed according to plans and specifications. Assist Director with annual performance reviews as needed.

  • Assists in moving, installing and leveling plant machinery and equipment, using appropriate material handling equipment

  • Participates in the recruiting and training of facilities staff to ensure competent work output.

  • Review logbooks and records for compliance and to identify problem areas.

  • Work with and supervise outside contractors for auxiliary services, such as landscaping, pest control and snow removal.

  • Coordinate ongoing jobs with department heads and affected staff as needed.

  • Responds to fire alarms, power outages, major leaks, building evacuations, safety or medical emergencies and natural disasters following prescribed procedures and guidelines.

  • Participate in preparing the departmental budget and the development of policies and procedures that impact the Facilities Department.

  • Assist in the development of the facility preventative maintenance plan through informal safety inspections and scheduled formal inspections.

  • Participate in the selection of contract services, vendor negotiation of service agreements and day-to-day monitoring of vendor performance to assure full compliance with standards established within the service agreement.

  • Set and attain meaningful performance and developmental goals, monitor the progress of staff goals, and provide appropriate support.

  • Negotiates maintenance and repair contracts with appropriate tradesmen or vendors, contacting them as needed.

  • Responsible for campus security including badge access, alarm, camera, and card reader systems, and coordinating the administrator on-call schedule.

Minimum Qualifications

  • Education and experience equivalent to Associates degree in related field and/or professional trade license. Five years’ experience working in facilities in healthcare setting.

  • Supervisory experience preferred.

  • Demonstrated understanding and ability to interpret construction contract plans and specifications.

  • Must be professional and courteous in order to maintain positive relationship with patients, volunteers, visitors and staff.

  • Ability to multi-task in a fast-paced Health Care environment.

  • Must hold valid MA driver’s license and good driving record.

Social/Environmental Requirements:

  1. Work requires periods of close attention to work with out interruption. Concentrated effort of up to 4 hours without break may be required.

  2. Work is varied every day and the employee needs to be adaptable to respond to these changes and use independent judgment and manage priorities.

  3. Potential exposure to adverse environmental conditions

  • Daily: Exposure to dust, gas, fumes, steam, chemicals.

  • Several times a week: Noise (need to shout to be heard), Vibration.

  • Several times a month: Work outdoors (no effective protection from weather), Work at heights (such as scaffolding or ladders), Protective equipment required (Respirator, earplugs, mask, gloves, eyewear, etc.)

  • Seasonally: Extreme cold (below 32 degrees), Extreme heat (above 100 degrees), Radiation.

  • Health Care Status: NHCW: No patient contact.- Health Care Worker Status may vary by department.
