South Middlesex Opportunity Council Maintenance Technician in Framingham, Massachusetts
SUMMARY
Responsible for the completion of all maintenance service requests for SMOC properties as assigned. Maintenance may include the primary fields of electrical; heating, ventilation and air conditioning (HVAC); carpentry; plumbing, painting, etc., in addition to basic repairs and upkeep of appliances and building hardware.
PRIMARY RESPONSIBILITIES
Perform a wide variety of general building maintenance repairs and services as assigned utilizing hand, power and specialty tools.
Complete turnover process of vacant rooms/apartments as directed by the Maintenance Field Supervisor.
Monitor and maintain all building systems as assigned.
Complete assigned work orders and communicate timely and effectively regarding any changes, delays or closing of work orders.
Perform external property work which may include picking up trash, sweeping curb and dumpster areas, shoveling/blowing/plowing snow and basic landscaping.
Communicate any unusual occurrence and/or damage that have taken place or that may occur.
Work within expense limits established.
Basic competence using payroll and work order mobile applications
Maintain a professional courteous manner with all tenants, vendors, contractors, and other employees.
Assure all safety standards comply with company, local, City, State and Federal guidelines.
Special projects and other responsibilities as may be determined
Engage all clients/tenants by understanding and addressing their needs whether within or outside the scope of work.
Attend & participate in team meetings as requested and communicate effectively with clients and staff in other areas.
Maintain confidentiality of client, employee and agency information in accordance with federal and state laws and funder requirements.
Ensure compliance with program/department, agency and/or funder requirements, as well as SMOC policies & procedures.
Other duties as assigned.
KNOWLEDGE AND SKILL REQUIREMENTS
High School Diploma or GED
Valid Massachusetts Driver’s License and reliable transportation.
Experience in housing/facility maintenance
Must be able to work independently
Flexibility in schedule and willing to work “on-call” shifts
Demonstrable use of basic hand tools and power tools.
ORGANIZATIONAL RELATIONSHIP
Directly reports to Maintenance Field Supervisor
Direct reports of this position are None.
PHYSICAL REQUIREMENTS

WORKING CONDITIONS
Travel with own vehicle is required; On Call rotation required; Working in inclement weather conditions; Must be able to work on ladders as part of the responsibilities of this position, the Maintenance Technician will have direct or incidental contact with clients served by SMOC in various programs funded or administered through the Executive Office of Health and Human Services. A successful background check is required
