Regional Facilities & Maintenance Manager– East Longmeadow, MA – Onsite

The Job:

As a Regional Facilities & Maintenance Manager, you’ll be part of our Corporate team working as an Onsite employee. This role will be based out of East Longmeadow, MA, and oversee Facility Maintenance (FM) in the Northeastern part of the United States. This role is part of the Stanley Black & Decker Global Real Estate, FM and Workplace Transformation Organization focusing on FM transformation. This involves enabling the company to achieve greater benefits from our scale to deliver our departments vision (e.g. Operational Excellence, Industry Leading ESG, Fuel Growth, Purpose Led Wok Environments, Care for People). This should be done through partnering with the business and our support functions (HR, procurement, EHS, finance) You’ll get to:

Regional FM Contract

  • Sustaining the new regional FM contract by engaging with local site leads and Single Point of Contacts (SPOC) so effective governance means both parties are working well to improve FM and maximize the benefits the Service Partner can deliver.

  • Providing proactive management support to local sites where there is limited viability to migrate the sites to a regional FM contract and drive consistency and improvement of management arrangements.

  • Developing our Asset Management capabilities focused on Production / Distribution assets. This involves changing our maintenance strategy from a reactive / run to fail approach to a proactive and planned approach with improved performance transparency and centralized approach to MRO.

  • Undertake contract training for site SPOCS and site teams to establish leading practice governance. Undertake knowledge transfer so sites understand how the contract works and how to get the best out of the FM Service Partner relationship.

  • Attend monthly Site Operation Monthly Reporting meetings and monitor follow up actions.

  • Review FM Service Partner performance to ensure service meets expectations.

  • Support sites with any service or contract escalations and engage with both parties to resolve issues.

  • Support the FM Service Partner with compliance baselines and any issues that are identified that need to be resolved.

  • Work with Finance, Site Financial Controllers and Service Partners and on the Dynamic / Annual Budget Setting Process so there is a clear understanding of any efficiency target, and an agreed methodology to validate Service Partner savings initiatives and to implement changes.

Local FM Support

  • Develop and execute a three-year plan to support strategic growth initiatives, including space, utilities, waste disposal strategies, etc. by working in partnership with the sites.

  • Act as a trusted business partner to the site and functional stakeholders.

  • Partner with procurement to investigate and deliver aggregation service value improvements and partner with Finance to capture savings.

  • Lead sustainability including the implementation and management of utilities monitoring and meeting “Zero Waste to Landfill” through waste recycling (incl. negotiating scrap steel).

  • Effectively addressing and supporting all emergency response efforts for immediate stabilization of operations and the safety and security of our employees.

  • Undertake activities that ensure all sites meet compliance requirements with local building codes for EHS and sustainability.

  • Responsible for managing MRO Tool Crib vendor services and oversee the MRO procurement process.

Asset Management ( Production / Distribution assets & Building Assets)

  • Support the site with implementing standardized performance reporting on asset availability.

  • Develop asset management strategies including Total Production Maintenance programs that improve uptime and deliver enhanced asset lifecycles.

  • Review site level TPM program to ensure site is following the established TPM schedule.

  • Implement a 5-year capital planning process to help to prioritize asset investment.

  • Develop asset engineering standards and guidelines that help the move to a more planned approach to maintenance and that support operational excellence.

  • Implement a centralized approach to re-design MRO whereby we leverage the 4 pillars namely preferred vendor consolidation & utilization, optimize P Card, Supplier rationalization & centralized procurement control.

  • Support optimization projects including reviewed Fork Lift Truck supply and management.

  • Review site level MRO inventory vs COT (Cost of Transfer) on a monthly basis for sustainability.

  • Able to prioritize and manage multiple project/programs with limited and shared resources

  • Strong interpersonal skills and communication skills with the ability to empathies and influence stakeholders with different functional expertise and different organizational levels.

  • Demonstrated ability to deliver multiple projects on time and at or under budget.

  • Strong problem solving skills, ownership of solutions, and a constant drive to improve results. Relevant Facilities/Equipment Maintenance Management experience (8+ years) in large corporate enterprise.

  • Strong engineering capability and knowledge of how to deliver building infrastructure changes

  • Qualification in Facilities Management (CIWFM, MIFMA)

  • This role will require 25% travel throughout the North East region.
