State of Massachusetts Building Maintenance Supv II in Boston, Massachusetts

_Agency Overview_ It is the mission and responsibility of the Bureau of the State House to work with the Executive Office, the Massachusetts Legislature, state agencies and the Massachusetts Historical Commission in preserving, maintaining, and restoring the Massachusetts state capitol. We strive to efficiently provide a safe, accessible, clean, and secure seat of government, place of business, museum of art and history as well as a site for public congregation. _Position Summary_ The Building Maintenance Supervisor II, under general supervision, oversees the maintenance and repair of the Massachusetts State House, the cleaning of building, interiors, and the upkeep of grounds; ensure that standards of security and cleanliness are maintained: and perform related work as required. The basic purpose of this work is to perform and oversee the general care, maintenance, repair, alteration and security of state buildings and appurtenances. The incumbent of this position is responsible for effective implementation of building maintenance and repair activities and the quality of work performed. The employee is expected to keep abreast of new equipment, methods and procedures related to building maintenance, and to handle both routine and unusual problems related to building maintenance. This is an Essential Emergency Personnel position expected to report to duty when the Governor states that only Essential Emergency Personnel are to report to their jobs during certain Governor-declared emergencies. _Duties and Responsibilities_ * Expedite the response time in handling and resolving routine service calls. * Disseminate work orders for labor force staff and contractor personnel as needed. * Prepare reports on the status of work, requests, customer complaints, and work performance as needed. * Assigns, supervises, and coordinates the work of employees in the repair, maintenance, renovation, and upkeep of the Bureau of the State House * Confer with contracted cleaning staff to ensure contract performance specifications are completed appropriately. * Receives work requests for the maintenance and repair of buildings and schedules projects; determines and provides instruction on procedures to be used; orders equipment and supplies needed for repair, maintenance, and small construction jobs; reviews work in progress and upon completion. * Confers with building users and others on complaints and requests regarding maintenance and custodial services; makes recommendations regarding which projects should be contracted and those that should be completed by in-house staff. * Coordinates grounds work, lawn work, flowers, snow removal, work closely with crew to manage exterior property, ensure plantings are watered correctly and lawn looks presentable. Identify issues and report them. * Coordinates maintenance, repair and/or construction projects of facilities with staff and contractors; monitors and inspects work performed on facilities by staff and contractors. * Supervises prevention maintenance and custodial programs and instructs workers on proper safety practices and procedures; enforces safety regulations. * Coordinates the snow removal operation at the Bureau of the State House. * Assigns work to DOC inmate work crews. * Inspects work and evaluates employee performance; maintains records and prepares reports on building maintenance and custodial services; coordinates the activities of the building maintenance staff with those of other departments. _Preferred Qualifications_ * Knowledge of standard facility management practices. * Experience utilizing computerized maintenance management systems. * Knowledge of Massachusetts state agencies. Facilities maintenance and management structure and organization. * Ability to present information both orally and in writing in a logical, concise, and comprehensive manner. * Ability to follow written and oral instructions. * Knowledge and skill in MS applications and current software programs. Minimum Entrance Requirements: Applicants must have at least (A) three years of full-time, or equivalent part-time, experience in building maintenance, the major duties of which included (1) maintaining and/or repairing plumbing, electrical, heating, ventilating and/or air conditioning systems and/or (2) building custodial services and (B) of which at least one year must have been in a supervisory capacity.
